Property Share Investment Trust, a small-medium real estate investment trust (SM REIT), has filed the draft papers for its second SM REIT scheme. PropShare Titania, the second scheme, will aim to raise Rs 4.72 billion through an IPO. The proceeds will be deployed to acquire the office space at G Corp Tech Park, a grade A-plus office asset in Mumbai. The scheme’s projected distribution yield is around 9 per cent for 2025-27 and 9.1 per cent for 2027-28.
